The rezoning of a Yew Street apartment building passed its first hurdles in front of Prince George city council at its Wednesday, Sept. 3 meeting.
On behalf of the Aboriginal Housing Society of Prince George, M’akola Development Services was looking to rezone 1700 Yew St., located where that street meets Winnipeg Street, from RM3: Multiple Residential to RM4: Multiple Residential.
A report from city staff said that the applicant wanted to add an additional housing unit to the building, but it is at the maximum allowed density in an RM3 zone, which can have up to 60 dwellings per hectare.
By comparison, an RM4 zone can have up to 90 dwellings per hectare. Staff’s report said that would allow up to an additional 15 units in the existing building, but that the owners are only looking to go from 11 to 12 units.
Staff noted that no public hearing will be required for the rezoning as it is in line with the Official Community Plan designation for the area. While nearby residents were allowed to send in written submissions regarding the proposal, the city said none were received.
Administration recommended that the rezoning be approved. Council unanimously approved first three readings of the rezoning bylaw.
