Prince George city council has approved the first two readings of a bylaw to allow an existing commercial building on Queensway to be converted to a mix of commercial and residential uses.
A B.C. numbered company is seeking to rezone the building at 2414 Queensway, “to facilitate apartment housing within the existing building on the subject property,” according to a report to city council on Monday. The applicant had sought to change the zoning from M1: Light Industrial to C4: Local Commercial.
City director of planning and development Deanna Wasnik said the applicant is also seeking a site-specific zoning variance to allow vehicle wash, minor, as a permitted use.
“The applicant would like to maintain the existing vehicle detailing business on the site,” Wasnik said.
City council approved the first two readings of the bylaw without discussion. Final reading will be withheld until the city receives a Parking and Landscaping plan and security deposit, a servicing brief, confirmation that the lots have been consolidated and confirmation that existing encroachment on the adjacent laneway has been resolved.
According to BC Assessment’s website, 2414 Queensway is currently a commercial office with 6,129 sq. feet of leaseable space.
