Apartment rents drop slightly, townhouse rents rise

According to a Canada Mortgage and Housing Corporation survey released this week, monthly rents declined for most types of apartments over the previous year while those for townhouses rose.

As of October, three-bedroom apartments were going for an average of $794, an $8 decrease, even though the vacancy rate declined to 10.5 per cent from 11.9 per cent the year before.

Rent for one bedroom apartments was $592, down $3, while the vacancy rate rose to 8.2 per cent from 6.6 per cent the year before.

And bachelors were going for $502, down $4, while the vacancy rate dropped to 10.9 per cent from 12.3 per cent.

The one exception was two bedroom apartments which were going for $709, up $17, while the vacancy rate stood at six per cent, compared to 6.2 per cent.

Three bedroom townhouses were demanding $786, up $77, while the vacancy rate rose to 5.8 per cent from 4.4 per cent.

Two bedroom townhouses rented for $866, up $117, as vacancy declined to 3.1 per cent from 5.1 and one bedrooms cost $721, up $20, while the vacancy rate stood at 8.8 per cent, up from zero a year before.

The stock of townhouses and apartments available increased by 41 units with three-bedrooms accounting for 20 and two bedrooms for 17 while bachelors went up by four.
