Proposed six-storey seniors apartment on Foothills back before city council

The developer is seeking a variance permit to reduce the setback and required number of parking stalls for the project.

A proposed six-storey, 125-unit seniors apartment project at the intersection of Foothills Boulevard and the south end of Ochakwin Crescent will be back before city council on May 31.

Developer Peter Wise first brought the project at 1177 Foothills Blvd. to council in October 2021. In a public notice published by the City of Prince George on Tuesday, the developer is listed as a numbered B.C. company based in Aldergrove.

The developer is seeking council approval for a variance permit to reduce the number of parking stalls required “by decreasing the required parking for 2 bedroom dwellings in apartment housing from 1.5 to 0.9 spaces and visitor parking from 1 space per 7 dwellings to 1 space per 9 dwellings,” according to the public notice.

A parking plan included in the public notice shows 60 underground parking stalls and 69 surface stalls for the project, including eight visitor stalls. The building plan included in the notice shows a planned mix of 24 one-bedroom units and 101 two-bedroom units, requiring a total of 193.35 parking stalls.

The developer is also seeking to reduce the required setback from the public grass boulevard along Foothills Boulevard by 1.9 metres (roughly 6.2 feet).

No public hearing will be held. Members of the public can submit written feedback for city council’s consideration at the meeting on the City of Prince George website, or by emailing cityclerk@princegeorge.ca, faxing 250-561-0183, or by mail or in person to the city’s corporate office at city hall.

The deadline for written comments is May 31 at noon.

The developer is hosting an informational open house about the development on May 29 from 3 p.m. to 4 p.m. at the PG Seniors Activity Centre, located at 425 Brunswick St.
