New housing developments proposed for Prince George

Applicants looking to create more apartments and subdivisions seek city approval

It seems Prince George is continuing to grow.

B.C.'s northern capital may see a new subdivision and two new apartment buildings constructed in the near future.

City council passed the first and second readings for rezoning bylaws at its Feb. 25 regular meeting for the three proposed projects.

A new subdivision has been suggested for an area of town near Chief Lake Road and Foothills Boulevard.

L&M Engineering Ltd. has applied to rezone a 0.27-hectare portion of 5567 Chief Lake Road to create 28 lots for a single-family residential subdivision.

McElhanney Consulting Services Ltd. has submitted a rezoning application for 1755 Foothills Blvd. to build an apartment building with a maximum density of 125 dwellings per hectare.

The applicant would need to amend the official community plan and zoning bylaw to allow for the building.

“It increases the overall density on the site and can increase for infill development and we are anticipating a four-story building and apartment use on that site,” explained Ian Wells, City General Manager of Planning and Development, regarding the difference in zoning requirements.

Faction Projects Inc. for River City Ventures Inc., has also applied to rezone 1404 Patricia Blvd. (which is near the Prince George Public Library) to build a student apartment building.

The design includes on-site parking and landscaping.

Keep in mind these are the initial steps in the rezoning process, under which multiple conditions need to be met before any work on the project can get underway.
