A Kelowna-based developer is looking to develop a retail centre near the intersection of Boundary Road and Highway 97.

Information released by Troika Developments shows the planned Caribou Crossing strip mall set back from the highway and Boundary Road, with access off of Boundary Avenue. Construction of Phase 1 of the three-phase development was expected this spring, opening in late 2021 or early 2022, according to information on the company's website. A spokesperson for the company did not return the Citizen's request for comment.

"Prince George is considered BC’s 'Northern Capital' and is one of the fastest growing regions in Canada," Troika's promotional information on the project says. "The city boasts extremely strong demographics that compliment a multitude of rapidly growing business sector/labor forces."

Phase one of the development was expected to include a gas station, convenience store, and drive-thru restaurants or other commercial stores built to suit the tenants.

Restaurants, a grocery store, hotel, and professional services were listed as potential tenants for Phase 2 and Phase 3 of the project.

The project is expected to serve the roughly 14,600 vehicles per day passing by on Highway 97, as well as businesses in the Prince George Global Logistics Park, airport area, and surrounding neighbourhood.

The development is proposed to include 305 parking stalls.
