On the agenda for Monday night's meeting, city council will be asked to give the first two readings to a series of applications to change the Highway 16 course to a recreational vehicle dealership.

"The current golf course has noted impacts on neighbouring properties including errant golf balls, traffic and general activity typical to such a commercial use," said a letter to the city planning department from Dan Milburn, Radloff and Associates' director of planning and business development.

"Futhermore, the golf course is not considered sustainable by the current owner and the future re-development of the property to another commercial use is desired."

The proposal is for a sales and service business called Woody's RV World, which would take up the 4.5 hectare property to "serve the broader community and make Prince George a more attractive destination for long-haul travellers," the letter said.

To make this happen, council would need to ultimately approve an official community plan amendment changing the area from a commercial recreation to a service commercial designation.

In addition a rezoning of the four subject properties from a mix of outdoor recreation and rural residential to a highway commercial zone, and extinguishing a restrictive covenant on the land that limits its use to that of a golf course with restricted hours of operation and vehicle access from the highway would be needed.

The planning department is in favour of the application, and recommends council require the delivery of a traffic impact study, conceptual site plan and servicing brief from the applicant prior to third reading and a public hearing.
